Legal Fees for Buying and Selling a Home
Our fees cover the work required to complete the purchase of your new home and/or the sale of your existing home. We deal with the registration at the Land Registry and deal with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to purchase is in Wales.

The fee charged is dependent on the value of the property and the table below sets out our rates:-

Disbursements
Disbursements are costs related to your matter that are payable to third parties such as Land Registry fees. We handle the payment of the disbursement on your behalf to ensure a smoother process.

How Long Will A Purchase Of A Property Take
The process normally takes a period of approximately 3 to 4 months but it can be quicker.
Most conveyancing transactions are completed within 18-22 weeks (due to current market conditions and the impact of Covid-19, the national average is currently 19 weeks).

Costs not included in the fees:
  • Instruction of any expert witnesses;
  • Taking statements from any witnesses;
  • Advice and assistance in relation to a special reasons hearing; and
  • Advice or assistance in relation to any Appeal.
The costs listed above are expected but there are factors that could affect the cost of a case and in some cases increase it. These are as follows:-
  • Location of the Court, which would impact on the travel time charged;
  • Complexity of the case;
  • Length of the proceedings; and
  • Disbursements which are payments such as expert fees; mileage and parking; and payments to third parties.
How long will the matter take?
Matters can take up to 6 months depending upon when the instructions were taken and how straightforward the case is. However, if your case is due in Court within a week, we can on many occasions act for you in Court at short notice.

Family Law
Fees For Family Matters
We believe in charging fair and affordable fees, offering reassurance in these difficult times. Our fees for advice and for an initial interview is £150 plus VAT (£180 total at 20% VAT).

Divorce
Our Firm's fees for a straightforward divorce are £500 plus VAT (£600 total at 20% VAT) plus Court fees of £550.
Divorce Fees
Divorce (Petitioner) £500.00 plus VAT*(£600 total at 20% VAT)
Divorce (Respondent) £250.00 plus VAT (£300 total at 20% VAT)
* These fees do not include the Court fee of £550 which has to be paid to the Court at the outset of the case if you are the Petitioner.
Family and Financial matters
Our fees for financial matters and family matters are charged at £180 plus VAT per hour (£216 total at 20% VAT) - but if there is considerable complexity we reserve the right to charge up to £200 plus VAT an hour (£240 total at 20% VAT).
Average costs are between £1,000 to £5,000.

Hourly Rates
For more complex financial or children cases we will nevertheless give you an estimate as to the likely costs you will incur. For these types of cases we will charge an hourly rate of £180 plus VAT (£216 total at 20% VAT).
Costs Estimate
Our Firm will give you an estimate as to the total cost of your case in your first interview and we will let you know if this estimate alters later on.
Regular Bills
Our Firm will provide you with regular bill updates and interim bills throughout your case. All of the costs are calculated and recorded electronically so if at any stage you want to know how much has been done all you need to do is ask and we will be able to provide you with this information quickly.
Probate
Our legal fees for applying for the grant of probate , collecting and distributing assets
Probate work is complicated because there are many variables that impact on the steps required to collect and distribute an Estate's asset. The fees for probate work listed here relate to uncontested cases where all the assets are in the UK. This includes both testate (where there is a Will) and taxable and non-taxable estates.
Our Fees
We anticipate generally probate fees roughly equate to 1.5 - 2.5% of the gross value of the estate plus VAT plus disbursements.
As a guidance:-

£200,000the fees will likely be in the region of £1,000 to £2,000 plus VAT £1,200 to £2,400
£300,000 the fees will likely be in the region of £2,000 to £3,000 plus VAT £2,400 to £3,600
£400,000 the fees will likely be in the region of £3,000 to £4,000 plus VAT £3,600 to £4,800
£500,000 the fees will likely be in the region of £3,500 to £4,500 plus VAT £4,200 to £5,400
The exact cost will depend on the individual circumstances of the matter. In all the above examples, much will depend upon the composition of the assets of the estate. If there is one beneficiary and no property, costs will be at the lower end of the range. If there are multiple beneficiaries, a property and multiple bank accounts, costs may be at the higher end.
The lower value quotes are for estates where:-
  • There is a valid Will;
  • There is more than property;
  • There are no more than 6 bank or building society accounts;
  • There are no other intangible assets;
  • There are less than 6 beneficiaries;
  • There is no Inheritance Tax payable and the executors do not need to submit a full account to the HM Revenue & Customs (HMRC); and
  • There are no claims made against the estate.
Included in our costs for the administration of an estate would be the settlement of taxes that arise as follows:-
  • Income Tax up to the date of death;
  • Inheritance Tax for the estate;
  • Capital Gains Tax up to the date of death; and
  • Income Tax and Capital Gains Tax for the administration period.
Also it is worth noting that whilst a larger estate may be more complicated and therefore will be subject to a higher fee this may not always be the cqse and with an estate above a certain value, the percentage paid in probate fees may be less than the percentage paid on a lower value matter.

Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as Court fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. Disbursements not included in this fee are as follows:-
  • Probate application fee: £155 (no VAT to pay) on an estate in excess of £5,000, if any additional copies of the Grant are required, they will cost £1.50 (1 per asset usually)'
  • Search fees - copies from the Land Registry: £3 - £6 per Title;
  • Swearing of the Oath (per executor): £5 plus £2 for each Will or Codicil;
  • Registration fee if property being retained:
  • £200 for first registration; and
  • £150 thereafter depending upon the value of the house (sliding scale from Land Registry).
  • Bankruptcy-only Land Charges Department searches £2 per beneficiary;
  • Post in The London Gazette and local/national newspaper (protects against unexpected claims from unknown creditors):£300 (approximately, including VAT); and
  • Telegraphic transfer fee : £30 plus VAT per payment. Total £36 at 20% VAT
Potential additional costs or issues that impact on costs:-
If there is no Will or the estate consists of any shareholding (stocks and bonds) there is likely to be additional costs that could range significantly depending on the estate and how it is to be dealt with.
